signed dated 40s vintage watercolor or chalk pastel original art, lake scene

Framed watercolor painting or chalk pastel drawing, dated 1949, and signed by the artist George Nixon (?), Ninon (?), or Nivon (?).

We know nearly nothing about this piece, except that it came right out of an estate in southern Wisconsin. The lake could be easily be anywhere around here, or just about anyplace else, I guess!

The picture is framed under glass, and measures 26" x 18" overall. There's a little age discoloration to the paper, but overall the artwork looks good. The frame has a little light wear and scuffing.
